The main entrance to the tenancy was designed to be dynamic, but with a neutral colour scheme.
The waiting area was designed with flexibility in mind for future tenants. This seating area could house a boardroom or 2 smaller interview rooms with the addition of a few walls.
Once again this area could be separated from the reception desk to create a few rooms, while still providing space for a smaller waiting area.
The office area upstairs was designed to be quite low in height with minimal walls to make use of spectacular views and ample natural light. Planter boxes were incorporated into storage joinery to provide a screen as you enter the space.
A small staff breakout was added to the far side of the tenancy. Whilst it was completely open, visual separation was achieved using a change in finishes, and more planter boxes.

Mirvac Speculative Fit out

This office space was designed as a spec fit out in a Mirvac owned building. The floor space had been empty for nearly 2 years, due to an uninspiring front entrance which lead up a set of stairs to an amazing open office with some of the most spectacular views of Sydney Harbour.
The building owners brief was to design an entrance with impact, but flexibility which would allow potential tenants to create a few client interview rooms within the space if needed. The design of the main working space upstairs was pared back to a very neutral simple palette and furniture selection so as not to detract from the views. There was also a few open spaces to provide space for additional offices or meeting rooms for future tenants.
The design was a success, and the new office was leased within a few months.
